Net worth is not the same thing as provable income.

Substantial wealth rarely arrives as a tidy T1. It flows through holding companies, trusts, dividends taken when it suits the plan rather than the calendar, capital gains, deferred compensation and cross-border structures — and a mortgage system built around a two-year salary average reads all of that as instability.

The work is translating a real balance sheet into a form an underwriter can approve without asking your client to dismantle anything: to sell a position at the wrong moment, to break a corporate structure that exists for tax reasons, or to take an income they had deliberately chosen not to take.

Most introductions here come from advisors, accountants and lawyers rather than from search. That shapes how the desk behaves: no cross-selling, no approaching a client about anything other than the file in front of us, and no client data shared with the referring advisor unless the client authorises it.

If a mortgage is the wrong answer — and sometimes a margin facility, a corporate loan or simply waiting is the better one — that is what you will hear, in writing, before anything is submitted anywhere.
